Gateway Dalton

The purchase of 99 units in Dalton Georgia was based on the opportunity to buy a stabilized property at a good basis in a growing area. Incremental improvements allowed substantial revenue growth which was recently realized through a refinance. Investors have received over 2.5x their initial investment while still owning an asset valued at 5.5x their investment (based on 7.5% Capitalization Rate).

Gateway Calhoun

The purchase of 96 units allowed us to purchase another stabilized asset at a very reasonable price. We were able to improve the revenue at this asset with very little capital investment while finding modest expense reductions. While it was our goal to hold this asset long-term, an aggressive offer allowed us to sell above where we had expected to sell several years from now. Investors received over 4x their initial investment.
